A careful move-in inspection creates a dated record of the property’s starting condition. Follow the lease and local rules, and send important notices through the landlord or agent’s approved channel.
Walk room by room
Photograph floors, walls, windows, appliances, fixtures and existing marks. Take wide shots for location and close-ups for detail. Include a consistent reference such as a ruler when size matters. Record meter readings and keys received.
Make the log useful
Give each issue a number, location, description, photo filename and date. Separate urgent safety concerns from cosmetic wear. Send the report promptly and keep the original files with their metadata.
Do not perform repairs that could change evidence without permission unless there is an immediate safety emergency. Keep a copy of the submitted report and any response with the lease documents.
